Russ Dalbey

I vividly remember the first time I saw Russ Dalbey's infomercial. He enthusiastically told his personal story and explained how easy it is to make money through the purchase and sale of promissory notes. His seminar, Winning in the Cashflow, was incredibly expensive, both in time and money. It was one of the stupidest business moves I have made in a very long time, and I hope to save others from making the same mistake.

The business and real estate promissory note plan seemed too good to be true. I wouldn't have to talk to tenants or deal directly in collections. Russ's note network infomercial screamed SCAM, but I was too nauve to recognize the following red flags:

* The program was not well-known. * Dalbey spoke very quickly and worked very hard to gain trust. * The program could be purchased on a simple payment plan. * The system included backend telemarketers who would later try to convince me to purchase more products.

I believed everyone! I spent well over $5,000 for a website, newsletters, leads, and tons of other marketing materials. I sent letters to brokers, lawyers and any other lead I could get my hands on in an attempt to find someone who would sell me a note.

Not long after I started my marketing campaign, I started receiving emails. Most of them were from brokers who wanted to sell me their notes. Others were from note-buyers who wanted me to abandon ANN and list my notes with them instead. Apparently, all of my marketing efforts did nothing but get my name added to the marketing lists of other note buyers and sellers. Everyone was exchanging contact information and no one was making any money.

Most of the people who have purchased Mr. Dalbey's course are relatively upset about the amount of time and money that was wasted in the process. They did everything the course said and still didn't succeed in the note buying business.

I had the opportunity to speak to Ed Lisogar from Arizona. He's an authority in the field of note buying and was very clear when he told me that both Russ Dalbey and his program, America's Note Network, are scams! There's no reason to waste your efforts on a system that is bound to fail.
